Our new-build developments are usually all sold before they've been fully built. This is called buying off-plan.

When you go to view a property you'll usually see a show home that gives you a good idea of the finishing standard, fittings and so on. We'll show you floor plans of any properties you're interested in, but you won't see your home until it's fully built and you've exchanged contracts. But don't worry, you will see it before you have legally completed.

Think carefully about whether you're comfortable with this, because some people prefer to be able to walk round the exact property they want to buy – and know exactly when they'll be able to move in. If that's you, it may be that a resale home is a better choice.

Dealing with delays

The date that you'll move in is always estimated because there could be delays to the building schedule. Your sales consultant will keep you up-to- date on progress, but if there are delays you'll need to keep your mortgage offer up-to-date or renewed. Unfortunately it will be up to you to cover any costs that may be involved.
